TORONTO, March 4, 2015 – Toronto Real Estate Board President Paul Etherington announced that Greater Toronto Area REALTORS® reported 6,338 home sales through the TorontoMLS system in February 2015.

This result represented a substantial 11.3 per cent year-over-year increase compared to February 2014. Large annual increases in transactions were noted for most major home types, in the City of Toronto and surrounding GTA regions.

“Even with the record low temperatures last month, we still saw an increase in the number of people purchasing homes in the GTA. This speaks to the importance households place on home ownership and the fact that buyers continue to view ownership housing as a quality long-term investment in which they can live,” said Mr. Etherington.

The overall supply of homes for sale, as measured by the count of active listings at the end of February 2015, was down by 8.7 per cent compared to the same count in February 2014. This means that market conditions became tighter, leading to more competition between buyers.

The overall average selling price for February 2015 home sales was $596,163 – up by 7.8 per cent compared to the average for February 2014. Driving this increase was the detached market segment.

In the City of Toronto, the average detached selling price moved above $1 million dollars for the first time in a calendar month.

“The strong year-over-year price growth we experienced in February points to the robust demand for ownership housing in the GTA, coupled with a constrained supply of homes for sale in some market segments, especially where low-rise home types like singles, semis and townhouses are concerned,” said Jason Mercer, TREB’s Director of Market Analysis.

Near Record Sales in 2014

January 7, 2015 -- Toronto Real Estate Board President Paul Etherington announced that Greater Toronto REALTORS® reported 92,867 residential sales through the TorontoMLS system in 2014, including 4,446 in December. The calendar year 2014 sales result represented a 6.7 per cent increase over the 2013 sales figure of 87,049 and was just short of the record set in 2007.


"TREB's 2014 sales figures are a testament to the importance Greater Toronto Area households continue to place on home ownership. GTA households realize that home purchases have been a quality long-term investment. While home prices certainly increased substantially in 2014, the purchase of an average priced home remained affordable, in terms of the average household's ability to comfortably cover their monthly mortgage payments," said Mr. Etherington.

"Even with a constrained supply of homes for sale in many parts of the Greater Toronto Area, buyers continued to get deals done last month. Households remain upbeat about home ownership because monthly mortgage payments remain affordable relative to accepted lending standards. This is coupled with the fact that housing has proven to be a quality long-term investment," stated Mr. Etherington.

The average selling price continued to grow on a year-over-year basis in calendar year 2014, with an 8.4 per cent increase over calendar year 2013 to $566,726. This included a seven per cent increase in the December 2014 average selling price to $556,602. Throughout 2014, annual increases in the average selling price and the MLS® HPI Composite Benchmark were consistently reported on a monthly basis for most market segments, from detached homes through to condominium apartments.

"The strong price growth we experienced in 2014 can be explained with two words: listings shortage. The constrained supply of listings was especially evident for low-rise home types like singles, semis and town houses. The number of households looking to purchase these home types increased, while the number of homes from which they could choose decreased. This situation resulted in more competition between buyers and more aggressive offers," said Jason Mercer, TREB's Director of Market Analysis.

TORONTO, September 4, 2014 – Toronto Real Estate Board President Paul Etherington reported 7,600 sales through the TorontoMLS system in August 2014. This result was up by 2.8 per cent compared to 7,391 transactions reported in August 2013. Year-to-date sales through the end of August amounted to 65,454, which represented an increase of 6.5 per cent compared to the same period in 2013.

“The last full month of summer ended on a high note. As we look toward the fall market, I expect that demand for ownership housing will remain strong. Home buyers will continue to benefit from a diversity of affordable home ownership opportunities throughout the GTA. The fact that sales were up for all major
home types in August suggests that first-time buyers and existing home owners remain very active in today’s marketplace,” said Mr. Etherington.

The average selling price in August 2014 was $546,303 – up 8.9 per cent in comparison to the average of $501,677 reported in August 2013. The year-to-date average price through August was $562,504, which represented an increase of 8.5 per cent in comparison to the same period in 2013.

“The number of listings in August was down in comparison to last year, while the number of sales increased. This means that sellers’ market conditions remained in place with a lot of competition between buyers. This is why we continued to see strong price growth last month. Looking forward, if sales growth
continues to outstrip listings growth, the average selling price should continue to increase on a year-overyear basis,” said Jason Mercer, TREB’s Director of Market Analysis.

Sales and Average Price Up in March
 
TORONTO, April 3, 2014 – Toronto Real Estate Board President Dianne Usher announced that Greater Toronto Area REALTORS® reported strong year-over-year increases in TorontoMLS home sales and the average selling price in March 2014. Home ownership affordability, backstopped by low borrowing costs, continued to be a key factor underlying this growth.
 
A total of 8,081 sales were reported in March 2014 – up by 7.2 per cent in comparison to March 2013. Sales growth was much stronger in March compared to the first two months of the first quarter. Sales for Q1 as a whole were up by three per cent compared to the first three months of 2013.
 
“Sales activity in the GTA accelerated last month. Compared to last year, a greater number of buyers found affordable home ownership options, as evidenced by sales growth for all major home types. Against this backdrop, however, overall inventory at the end of March remained lower than last year. This means competition between buyers increased, which is why the average selling price continued to climb,” said Ms. Usher.
 
The average selling price for March 2014 sales was $557,684 – an increase of almost eight per cent compared to the average reported for March 2013. The average price for the first quarter of 2014 was up by 8.5 per cent year-over-year.
 
“With borrowing costs remaining low, and in fact declining, strong home ownership demand will continue to butt up against a constrained supply of listings. Strong price growth will be the result for the remainder of 2014. If the pace of price growth experienced in the first quarter is sustained, TREB may revise its outlook for the average selling price,” said Jason Mercer, TREB’s Senior Manager of Market Analysis.

GREATER TORONTO REALTORS® REPORT LATEST MID-MONTH RESALE MARKET FIGURES

TORONTO, March 19, 2014 – Toronto Real Estate Board President Dianne Usher announced that Greater Toronto Area REALTORS® reported 3,459 transactions through the TorontoMLS system during the first two weeks of March 2014. This result for the TREB market area as a whole was virtually unchanged in comparison to 3,464 transactions completed during the same period in 2013.

“Despite the poor weather conditions experienced during the first half of March, an abundance of willing buyers were actively searching for a home to purchase. However, many of these people continued to be affected by the enduring shortage of single-detached, semi-detached and townhouse listings, which means that in some cases they could not find a home on which to make an offer, or they were facing stiff competition from other buyers,” said Ms. Usher.

For all home types combined in the GTA, the average selling price was $560,948 - up by almost six per cent in comparison to the average price for the same time frame in 2013. The semi-detached market segment in the City of Toronto led the way in terms of price growth during the first 14 days of March, with a year-over-year increase of more than ten per cent.

"Semi-detached houses represent a more affordable ownership option for some households. Because of this, some semi-detached listings have attracted many interested buyers. This competition has served to exert strong upward pressure on the average selling price," said Jason Mercer, TREB’s Senior Manager of Market Analysis.

“The average single-detached price was down slightly in the City of Toronto year over year because of a smaller share of luxury deals this year compared to last. Tight market conditions will continue to drive strong detached price growth in 2014,” added Mercer.

GREATER TORONTO REALTORS® REPORT LATEST MONTLY RESALE MARKET FIGURES
 
TORONTO, February 5, 2014 –
 
Home ownership in the Greater Toronto Area remains affordable and there are many people looking to purchase a home.
 
In January, the number of homes listed for sale was down quite strongly compared to last year, which means that it was difficult for some buyers to find a home.
 
Greater Toronto Area REALTORS® reported 4,135 sales through the TorontoMLS system in January 2014. This result was down by 2.2 per cent in comparison to January 2013. New listings entered into the system were down over the same period by 16.6 per cent to 8,822.
 
“Looking forward, it is possible that strong price growth, and therefore an increase in home equity, will act as a trigger for more households to list their homes for sale. This is especially the case for households whose life styles are changing, including those with an expanding family looking for a larger home or empty nesters looking to downsize,” said Dianne Usher, President, Toronto Real Estate Board.
 
The average selling price for January 2014 sales was $526,528 – up by more than nine per cent compared to $482,080 in January 2013.
 
“The pace of price growth will remain strong in 2014. Similar to last year, competition between buyers for singles, semis and town homes in the City of Toronto and surrounding regions will continue to exert upward pressure on selling prices. At the same time, mortgage rates will remain near historic lows, so despite strong price growth, home ownership will remain affordable for the average household in the GTA,” said Jason Mercer, TREB’s Senior Manager of Market Analysis.

Mid January 2014 sales figures report from the Toronto Real Estate Board

GTA REALTORS(r) RELEASE MID-MONTH RESALE HOUSING FIGURES

TORONTO, January 17, 2014 -



Greater Toronto Area REALTORS(r) reported 1,287 transactions through the TorontoMLS system during the first two weeks of 2014. This result was down by approximately eight per cent compared to 1,396 sales reported during the same period in 2013.

New listings entered into the system were down by a greater 20 per cent year-over-year.

"The expectation is that home sales through the TorontoMLS System will be up in 2014. This is because the cost of purchasing an average priced home, including mortgage payments, property taxes and utilities, will remain affordable for a household earning the average income in the GTA," said Toronto Real Estate Board President Dianne Usher.

"Aside from the fact that January sales from year-to-year tend to be volatile, the dip in sales during the first two weeks in January was likely due in large part to a lack of new listings. Quite simply, some would be home buyers could not find a home that met their needs," continued Ms. Usher.

The average selling price for the first 14 days of January 2014 was $515,990 - up by 12 per cent compared to the average price reported for the same timeframe in 2013.

"The average selling price in the GTA will continue to trend upward in 2014.

Listings will remain below the pre-recession peak and sales are expected to increase over 2013. This means that we will continue to see substantial competition between buyers for some home types and in some areas of the GTA," said Jason Mercer, TREB's Senior Manager of Market Analysis.

TREB Real Estate Report for 2013 Final Figures

Our market was off to a slow start last year due to an uneasy economic outlook and the fiscal cliff drama in the USA.

We recovered from the slow start and 2013 ended up being a good year for sales and prices in the GTA.

GTA REALTORS(r) Report Monthly Resale Housing Market Figures


TORONTO, January 6, 2014 - Greater Toronto Area REALTORS(r) reported 4,078 residential transactions through the TorontoMLS system in December 2013 - up by almost 14 per cent compared to 3,582 sales reported in December 2012. New listings entered into the TorontoMLS system were down by almost four per cent over the same period.

Total sales for calendar year 2013, at 87,111, were up by approximately two per cent compared to 85,496 transactions in calendar year 2012.

"After a slow start to the year, sales growth accelerated to a brisk pace in the second half of 2013. Despite the inclement weather in December, we finished the year with a respectable gain in transactions compared to 2012.

Looking forward, I believe that home ownership in the GTA will remain affordable as borrowing costs stay low. The result could be a further increase in sales in 2014," said Toronto Real Estate Board President Dianne Usher.

"The average selling price will be up again in 2014 and by more than the rate of inflation. The seller's market conditions that drove price growth in the second half of 2013 will remain in place in many parts of the GTA. Some neighbourhoods, especially those characterized by low-rise home types like singles, semis and townhomes, will continue to have less than two months of inventory," said Jason Mercer, TREB's Senior Manager of Market Analysis.

The average selling price for December 2013 sales was $520,398 - up by 8.9 per cent compared to the average of $477,756 in December 2012.

The average selling price for 2013 as a whole was $523,036, which represented an increase of 5.2 per cent compared to the calendar year 2012 average of $497,130.

Toronto Mississauga and GTA Real Estate Market in 2014

This is what we are anticipating and what I'm seeing for the real estate market in 2014















The December results are not out yet, but many are speculating it was a 'normal' December, the slowest month of the year, but typical. January 2014 (now) is not beginning with a boom, but it could also be the ice cold temperatures - we are all hoping for some improvement in the weather and the real estate market in the coming weeks and look for February to be one of the strongest months of the year to sell!

Our fall market did not perform as well as everyone expected. TREB and many financial people are predicting that prices will rise again in 2014, anywhere from 3 to 6% - only time will tell on this.

We anticipate that late January into February will be a very good time to sell as there will be low supply and higher demand, this should work well for sellers.

Toronto Real Estate Board Mid month report for the housing sales in June 2013

Below is the report and the figures for the mid month results from the Toronto Real Estate board for the
housing sales in June 2013

nearly 4% compared to June of 2012

GTA REALTORS(r) RELEASE MID-MONTH RESALE HOUSING FIGURES


TORONTO, June 18, 2013 - Greater Toronto Area REALTORS(r) reported 4,620 sales through the TorontoMLS system during the first two weeks of June 2013.

This result was up by 4.7 per cent compared to the first two weeks of June
2012.

Year-over-year sales growth was driven by the regions/counties surrounding the City of Toronto.

Home sales in the City were basically flat in comparison to last year.

"The expectation was for an improvement in home sales in the second half of 2013. Early June results are in line with this outlook. Many households have adapted to stricter lending guidelines and have renewed their search for ownership housing," said Toronto Real Estate Board President Ann Hannah.

"It is also important to note that new listings were down over the same period. With sales up and new listings down, market conditions became tighter. This supports the moderate to strong rates of price growth reported for most major home types, including condominium apartments," added Ms. Hannah.

The average selling price for the first fourteen days of June was $536,141 - up by 3.8 per cent compared to June 2012.

"While price growth has been driven by low-rise home types this year, condominium apartment price growth has improved since March. Despite higher inventory levels, there have been enough buyers relative to available listings to support condo price appreciation," said Jason Mercer, TREB's Senior Manager of Market Analysis.

TREB mid month Mississauga and GTA RESALE HOUSING FIGURES

GTA REALTORS(r) RELEASE MID-MONTH RESALE HOUSING FIGURES

TORONTO, March 18, 2013 - Greater Toronto Area REALTORS(r) reported 3,594
transactions through the TorontoMLS system during the first 14 days of March
2013 - down 11.5 per cent compared to the same period last year. The number
of new listings was up by less than two per cent.

"With sales down and listings up slightly, the GTA market was better
supplied in the first half of March compared to last year. This fact
notwithstanding, there has been enough competition between buyers to promote
moderate to strong upward pressure on average selling prices for most home
types on an annual basis," said Toronto Real Estate Board President Ann
Hannah.

"The average price for condominium apartments in the City of Toronto was up
over last year. If this price growth continues, it may indicate that
conditions are tightening slightly in this segment," added Ms. Hannah.

The average selling price for the first two weeks of March was up by almost
six per cent year-over-year to $532,102. Average prices were up for all
major home type categories.

"Due to tight supply, the average annual rate of price growth for singles,
semis and towns continues to far outpace the rate of inflation. The condo
apartment segment has been a mitigating factor, which is why our forecast
for price growth in 2013 remains at approximately 3.5 per cent or $515,000
for all home types combined," said Jason Mercer, TREB's Senior Manager of
Market Analysis.

Average Resale Home price rose 7% to $497,298 in 2012 in GTA

Average Home Price Up Strongly in 2012


TORONTO, January 4, 2013 –

Greater Toronto Area REALTORS® reported 3,690 sales through the TorontoMLS system in December 2012 – down from 4,585 sales in December 2011. Total sales for 2012 amounted to 85,731 – down from 89,096 transactions in 2011.

“The number of transactions in 2012 was quite strong from a historic perspective. We saw strong year-over-year growth in sales in the first half of the year, but this growth was more than offset by sales declines in the second half.


Stricter mortgage lending guidelines resulted in some households postponing their purchase of a home. In the City of Toronto, the dip in sales was compounded by the additional Land Transfer Tax, which buyers must pay upfront,” said Toronto Real Estate Board (TREB) President Ann Hannah.


The average selling price in December 2012 was up by 6.5 per cent year-overyearto $478,739. The average selling price for 2012 as a whole was up by almost seven per cent to $497,298.

“Robust annual rates of price growth were reported through most months of 2012.

Price growth was strongest for low-rise homes, including singles, semis and townhouses. Despite a dip in sales, market conditions remained tight for these home types with substantial competition between buyers,” said TREB’s Senior Manager of Market Analysis Jason Mercer.

GTA REALTORS® RELEASE MID-MONTH RESALE FIGURES




TORONTO, December 18, 2012 – Greater Toronto Area REALTORS® reported 2,169 transactions through the TorontoMLS system during the first 14 days of December 2012. This number of sales was down by 16 per cent in comparison to the same period in December 2011.



“Stricter mortgage lending guidelines, including a reduced maximum amortization period and a one million dollar purchase price ceiling for government-backed insured mortgages, appear to have had the effect desired by Finance Minister Jim Flaherty.


Some home buyers have put their home purchase decision on hold,” said Toronto Real Estate Board (TREB) President Ann Hannah.

“In the City of Toronto, sales declines have been more pronounced as the effect of stricter mortgage lending guidelines has been compounded by the City’s additional upfront Land Transfer Tax,” added Hannah.

The average selling price in the first two weeks of December was $471,862, representing a three per cent annual rate of price growth.

“Even with the dip in sales since the spring, tight market conditions in the low-rise segment of the market have driven year-over-year average price growth,” said Jason  Mercer, TREB’s Senior Manager of Market Analysis.

“While the average price for detached homes in the City of Toronto was down for the first two weeks of December compared to last year, this dip was due to a different mix of homes sold this year compared to last. There were fewer high-end detached homes sold compared to last year,” continued Mercer.

GTA Real Estate Sales volumes down between 7 and 15% for monthly figures for November 2012

GTA REALTORS® RELEASE MONTHLY RESALE HOUSING FIGURES

TORONTO, November 3, 2012 – Greater Toronto Area REALTORS® reported 6,896 transactions through the TorontoMLS system in October 2012 – a decrease of 7.1 per cent compared to October 2011. There were two more business days in October 2012 versus October 2011. On a per business day basis, transactions were down by 15.6 per cent.*

“Sales have decreased in the second half of this year compared to 2011, especially since the onset of stricter mortgage lending guidelines at the beginning of July. The prospect of higher monthly mortgage payments due to the reduced maximum amortization period has prompted some households to delay their home purchase,” said Toronto Real Estate Board (TREB) President Ann Hannah.

The average selling price for October transactions was $503,479 – up 6.2 per cent compared to October 2011. The MLS® Home Price Index composite benchmark price, which allows for an apples-to-apples comparison in terms of home attributes, was up by 5.1 per cent.

“We continue to see price increases well above the rate of inflation. Active listings have remained low from a historic perspective, so substantial competition between buyers still exists, especially for low-rise homes,” said Jason Mercer, TREB’s Senior Manager of Market Analysis.

“It should be noted, however, that the annual rate of price increase has been edging lower over the past few months as the market has gradually become better supplied,” continued Mercer.

Question about GTA market following the drop in Vancouver's real estate marketplace

I had a couple of questions from a reader.

She asked:

Thanks Mark for the statistics. My concern is although the price rise, sales volume drop by 21%. Does this signal that indicate GTA follow Vancouver style?




Media guys says Vancouver also showed high price increase st year with significant drop in sales volume and eventually ended up in falling prices.

and I responded:   Yes, I understand your concern. Many feel that this may spill over to the GTA marketplace. Nobody can predict the future. Our GTA marketplace has slowed slightly over the past few months but it's too early to tell if this is a seasonal slowdown or the beginning of an overall slowdown.   Our prices have not skyrocketed at the same pace as Vancouver over the past 5 or 10 years, so personally, I don't think our market will drop as it has in Vancouver.

and she responded:

Thanks Mark for the clarification. I agree no one can predict the future with 100% certainty.
I too believe sales drop may be seasonal based on the sales trends
2010 -1st half sales were up but 2nd half sales were down.
2011 1st 4 month sales were down but 2nd half was up
2012 First half sales were up but the 2nd half were slow.


and I responded:

  Yes, your analysis and observations are correct, but, as the Royal Bank always tells me when I read about their mutual funds performance, they say, "past results are no indication of future performance" so we must always exercise caution.....   and this is the unsolicited advice I offer you today, 'exercise caution" in our real estate market over the next few months......   All the best!   Mark

TORONTO, September 6, 2012 - Greater Toronto Area (GTA) REALTORS(r) reported
6,418 sales through the TorontoMLS system in August 2012, representing a
year-over-decline of almost 12.5 per cent compared to 7,330 sales reported
in August 2011. The number of new listings reported in August was down by
5.5 per cent compared to the same period in 2011.

"Residential transactions were down in August compared to last year.
Stricter mortgage lending guidelines, which came into effect in July,
arguably played a role. In the City of Toronto, the additional impact of
relatively higher home prices coupled with the upfront cost associated with
the City's Land Transfer Tax led to a stronger annual decline in sales
compared to the rest of the GTA," said Toronto Real Estate Board (TREB)
President Ann Hannah.

The average selling price for August 2012 transactions was $479,095 - up by
almost 6.5 per cent compared to August 2011. The annual rate of price growth
was driven by the low-rise home segment in the City of Toronto, including
single-detached homes with an average annual price increase of 15 per cent.
The MLS(r) Home Price Index (MLS(r) HPI)* composite index, which allows for
an apples-to-apples comparison of benchmark home prices from one year to the
next, was up by 6.3 per cent year-over-year.

"While sales were down year-over-year in the GTA, so too were new listings.
As a result, market conditions remained quite tight with substantial
competition between buyers in the low-rise market segment," said Jason
Mercer, TREB's Senior Manager of Market Analysis. "The trends for sales and
new listings are moving somewhat in synch, suggesting that the relationship
between sales and listings will continue to promote price growth moving
forward."

GTA REALTORS(r) Report Monthly Resale Housing Market Figures

Toronto, April 4, 2012 - Greater Toronto REALTORS(r) reported 9,690 sales through the TorontoMLS System in March 2012. This result was up by almost eight per cent in comparison to the 8,986 deals reported during the same period in 2011.

"The GTA resale market has not suffered from a lack of willing buyers this year. Buyers have been spurred on by the positive affordability picture brought about by low mortgage rates," said Toronto Real Estate Board President Richard Silver. "The challenge has been a lack of inventory. Many listings have attracted multiple interested buyers. Strong competition has led to annual rates of price growth well above the long-term average."

The average selling price in the GTA was $504,117 in March - up by 10.5 per cent in comparison to March 2011.

"The number of new listings was up last month in comparison to March 2011.



However, based on the historic relationship between price and listings, the GTA resale market should be better supplied. If competition between buyers remains as strong as it is right now, we will almost certainly see an average selling price above $500,000 for 2012 as a whole," said Jason Mercer, TREB's Senior Manager of Market Analysis.

Mid-month report for March 2012 from TREB Real Estate

GTA REALTORS® Report Mid-Month Resale Housing Market Figures

TORONTO, March 19, 2012 –During the first 14 days of March, Greater Toronto REALTORS® reported 4,215 transactions through the TorontoMLS system, representing a seven per cent increase compared to the same period in 2011. The number of new listings was down by two per cent year-over-year to 6,970.


“Home buyers continue to benefit from the affordable housing situation in the GTA. Immigration to Toronto and surrounding areas adds to the pool of home buyers every year. The economic and ethnic diversity found in the GTA consistently attracts newcomers and foreign investment,” said Toronto Real Estate Board (TREB) President Richard Silver.


The average selling price for transactions between March 1 and 14 was $502,155 – up by more than nine per cent compared to the first 14 days of March 2011. On average, homes sold for 100 per cent of the asking price within three weeks.


“Strong competition between home buyers in many parts of the GTA has resulted in sellers realizing their asking price in a short period of time. The fact that homes are selling for 100 per cent of the asking price, on average, suggests that sellers are very much in tune with the current market situation and know the fair market value of their home,” said Jason Mercer, TREB’s Senior Manager of Market Analysis

Data Release: FOMC maintains the status quo, provides no sign of further
stimulus discussion

The Federal Open Market Committee decided today to keep the target range for
the federal funds rate unchanged at 0.0% to 0.25% at least through
late-2014. The Committee also decided to continue its program to extend the
average maturity of its holdings of securities - "operation twist".


Supporting their decision, FOMC members noted that, despite the recent
decline in the unemployment rate, unemployment remains high and they still
expect it to gradually decline towards levels consistent with the Fed's dual
mandate.


They also characterized the economic outlook as one of "moderate" economic
growth and "temporary" higher inflation caused by the recent spike in crude
oil and gasoline prices.


Moreover, committee members acknowledged the easing of global financial
markets strains, but reaffirmed their concern that those strains continue to
pose significant downside risks to the economic outlook.


Jeffrey Lacker once again expressed his disagreement with the after-meeting
communiqué. In particular, Mr. Lacker does not share the view that economic
conditions are likely to warrant exceptionally low levels of the federal
funds rate through late-2014.


Key Implications


At its previous meeting in late-January, FOMC members had decided to extend
the conditional commitment to low interest rates from mid-2013 to the
current late-2014 stated date. In addition, they had provided clarification
on how the FOMC interprets its dual mandate of price stability and maximum
employment. Lastly, to further enhance the Fed's communication strategy,
they had released interest rate projections from all committee participants.
Given this precedent, there was very little expectation heading into today's
meeting that the after-meeting communiqué would deliver anything more than
what it actually did.


Recently there has been some speculation about the possibility that the Fed
could engage in "sterilized" bond purchases as a way to keep a lid on
interest rates while avoiding a potential inflationary expansion in money
supply. The recent improvement in labor market data, combined with the rise
in gasoline prices observed since the FOMC last met certainly did not set
the ground for any mention of further monetary stimulus in today's
statement.


o see if that discussion actually occurred at today's meeting, we will have
to wait until the Fed releases the minutes on April 4th.
