November GTA Real Estate Sales statistics from TREB

this is the report from the Toronto Real Estate Board for last months sales figures in the GTA

The Average price was $480,421 up nearly 10% compared to November 2010
The total number of sales was 7,092 up 11% compared to November 2010

Healthy Fall Market Continues in November

Toronto, December 6, 2011 - Greater Toronto REALTORS(r) reported 7,092 residential transactions through the TorontoMLS(r) system in November - up 11 per cent in comparison to November 2010. At the same time, the number of new listings was up by 14 per cent in comparison to last year.

"We have seen strong annual sales growth through the 2011 fall market. The increase in transactions has been broad-based, with strong growth across low-rise and high-rise home types throughout the Greater Toronto Area," said Toronto Real Estate Board (TREB) President Richard Silver.



"The market has also become better supplied, with annual new listings growth outstripping that of sales. As this trend continues into 2012, we will see more balanced
market conditions."


The average price for November transactions was $480,421, representing an increase of almost 10 per cent in comparison to $437,494 in November 2010.

"Despite strong price growth this year, the housing market remains affordable in the GTA," said Jason Mercer, TREB's Senior Manager of Market Analysis. "The correct method of assessing affordability is to consider the share of the average household's income that is dedicated to mortgage principal and interest, property taxes and utilities. Currently, this share remains in line with generally accepted lending guidelines. Given this positive affordability picture, average price growth is forecast to continue in 2012, albeit at a more moderate pace."

Greater Toronto REALTORS reported prices up 8 per cent year over year Toronto MLS in October 2011

volumes and prices, market is very healthy!



Pace of Home Sales Remains Brisk in October

November 3, 2011 -- Greater Toronto REALTORS(r) reported 7,642 home sales
through the TorontoMLS(r) in October 2011. This represented an increase of
17.5 per cent compared to the 6,504 transactions reported in October 2010.

Monthly sales data follow a recurring seasonal trend that should be removed
before comparing monthly results within the same year. After adjusting for
seasonality, the annualized rate of sales for October was 97,100, which was
above the average of 90,700 for the first three quarters of 2011.

"The pace of October resale home transactions remained brisk in the GTA.
This bodes well for a strong finish to 2011," said Toronto Real Estate Board
President Richard Silver. "Home buyers who found it difficult to make a deal
in the spring and summer due to a shortage of listings have benefitted from
increased supply in the fall."

The average selling price through the TorontoMLS(r) in October was $478,137
- up eight per cent compared to October 2010.

"Sellers' market conditions remain in place in many parts of the GTA. The
result has been above-average annual rates of price growth for most home
types," said Jason Mercer, the Toronto Real Estate Board's Senior Manager of
Market Analysis.

"Thanks to low interest rates, strong price growth has not substantially
changed the positive affordability picture in the City of Toronto and
surrounding regions."

I wish I would have taken his advice starting 25 years ago!

Unfortunately, I began investing in the stock market with my RSP's beginning
in 1981 and have contributed as much as I could over the past 30 years into
my RSP's. I checked the value last week and my entire RSP portfolio and the
returns are bleak, absolutely terrible. And these are all 'quality' mutual
funds. Ya right.

Every time I had 20% downpayment I should have purchased an investment
property rather than putting money into my RSP's I too "bought in" to that
philosophy, too bad. You can bet my son's won't follow my footsteps on this
one!

Housing evolution driving average price appreciation in Canada's major
centres


Mississauga, ON (November 7, 2011) -- Billions spent in new construction,
renovation, and infill over the past decade have contributed to a serious
upswing in the calibre of Canada's housing stock, propping up residential
average price in the country's major centres,
<pdf housing report> according to a report released today by RE/MAX (pdf).

Since 2000, the value of a Canadian home has doubled, rising from $163,951
to $339,030 in 2010. Nowhere has the upswing been better captured than in
both the value of residential building permits issued nationally between
2000 and 2010 - at $340 billion - and the estimated $450 billion spent in
renovation. The impact of these two forces alone has fuelled the Canadian
residential real estate market - as well as the construction industry - for
more than 10 years.

As a result, investment in Canada's housing stock is at an all-time high in
the 16 Canadian residential real estate markets examined in the RE/MAX
Housing Evolution Report. Higher quality housing translated into
extraordinary price appreciation across the country - with 62 per cent (10
markets) experiencing increases in excess of 100 per cent since 2000.

Toronto Real Estate Board September 2011 GTA real estate market news

Below is the latest news from the Toronto Real Estate Board and shows that the real estate market in the GTA continues to be quite strong.



GTA REALTORS® REPORT AUGUST RESALE MARKET FIGURES

Toronto, September 7, 2011 – Greater Toronto REALTORS® reported 7,542 sales through the TorontoMLS® system in August – a 24 per cent increase over 6,083 sales in August 2010. New listings, at 12,509, were up by 20 per cent compared to August 2010. Market conditions remained tight as sales growth outstripped growth in new listings.

"Home sales in the GTA have stood up well despite a less certain economic outlook," said Toronto Real Estate Board President Richard Silver. "Home sales will be bolstered by low mortgage rates moving forward. The Bank of Canada is expected to be on the sidelines until the second half of 2012 or even into 2013. However, home ownership affordability in the City of Toronto could be further improved with the removal of the City’s land transfer tax. This tax currently represents a substantial upfront cost for home buyers."

With market conditions remaining tight in the GTA, the average selling price continued to grow strongly in August – up by more than 10 per cent year-over-year to $451,663.

"We remain on pace for the second best year on record for sales. Approximately 90,000 transactions are expected by the end of December," said TREB's Senior Manager of Market Analysis Jason Mercer. "Major home ownership costs, including the average monthly mortgage payment, remain affordable despite the strong price growth experienced so far this year."

Greater Toronto REALTORS® Report May Resale Housing Market Figures


TORONTO, June 3, 2011 – Greater Toronto REALTORS® reported 10,046 sales in May 2011 –

This figure is up six per cent compared to May 2010. This result was the second best on record for May under the current Toronto Real Estate Board service area. The number of new listings in May, at 16,076, was down 15 per cent compared to last year.

“Positive economic news and low borrowing costs led to strong sales through the first five months of the year, including the increase in May,” said Toronto Real Estate Board President Bill Johnston. “At the same time, the market has become much tighter compared to last year, due to a substantial dip in new listings.”


Homes were on the market for an average of 23 days and sold for an average price of $485,520– up nine per cent compared to $446,593 in May 2010. The strongest rate of price growth was experienced for single-detached homes sold in the City of Toronto.


“We have seen clear-cut seller’s market conditions emerge over the past two to three months,” explained Jason Mercer, TREB’s Senior Manager of Market Analysis. “The robust price appreciation that we have seen will hopefully prompt more households to list, resulting in a more balanced market later this year,” continued Mercer.

Release: The Canadian resale housing market softens in April



* After the mortgage rule changes that came into effect in March produced a "rush-to-buy" in the first quarter, existing home sales fell back 4.4% in April, to 36,564 units.



* Regionally the largest declines were seen in some of Canada's most active and expensive markets namely Toronto, Vancouver and the Fraser Valley - areas which had seen the biggest rush-to-buy ahead of the rule changes.



* However, sellers remained optimistic with new listings up 1.3% in April, after falling in March. An increase in new listings combined with softer sales pushed the sales-to-new listings rate to 0.525, from 0.557 in March, well within the territory of a balanced market, defined as a ratio between 0.45-0.60. On the whole, the Canadian Real Estate Association (CREA) characterizes two-thirds of local markets in Canada as balanced in April, with only half of the remaining markets classified as a "sellers'" market.



* Those "balanced" markets produced a 0.5% softening in home prices in April, although prices are still up 8.0% year-on-year. Lately a hot market in certain segments of Vancouver real estate has left an indelible mark on the price increase nationally national tally. Excluding Greater Vancouver, Canadian home prices are up a more moderate 5.1% year-on-year.



Key Implications



* April's decline in existing home sales shows the impact of the March 18th changes to mortgage rules that lifted existing home sales in Q1 to their highest level in a year as buyers rushed to buy ahead of the change. We don't expect the first quarter's pace to be sustained and April's reading
sets the stage for an expected softening.



* That said, decent employment and income gains and a still-low interest rate environment continue to provide a relatively favourable backdrop for home sales, and so we expect Canada's housing market to land softly. And after the rule-change inspired gyrations are in the rear-view mirror, we see sales gradually moderating as interest rates rise in the second half of this year.



* For the most part, Canada's housing market remains in a well-balanced position with few price pressures on the horizon. However, the national average price tally continues to be skewed by higher flying markets in Greater Vancouver and this area remains a key one to watch in the coming months.

TORONTO, April 5, 2011 -- Greater Toronto REALTORS(r) reported 9,262 transactions through the TorontoMLS(r) system in March 2011, representing the second best March result on record. The number

of transactions was 11 per cent lower than the record result reported in March 2010.

"The strong home sales reported in March and throughout the first quarter of 2011 have been based on a solid affordability picture and improving economic conditions in the GTA and country-wide," said Toronto Real Estate Board (TREB) President Bill Johnston.

The average selling price for March 2011 was up five per cent year-over-year to $456,147. The strongest average annual price growth was reported for condominium apartments and semi-detached houses, at approximately seven per cent for both home types.

"Market conditions were tighter in March compared to last year. With more competition between buyers, we have seen a strong but sustainable rate of price growth," said Jason Mercer, TREB's Senior Manager of Market Analysis. Median Price In March, the median price was $385,000, from the $370,000 recorded during March of 2010.

GTA Home Sales Mid month report from the Toronto Real Estate Board


This is the mid-month report from the Toronto Real Estate Board for home sales in the GTA

Compared to first two weeks of March 2010 sales and new listings are down, but average prices are up by nearly 5%



GTA REALTORS(r) Report Monthly Resale Housing Market Figures

TORONTO, March 16, 2011 -- Greater Toronto REALTORS(r) reported 4,138 sales during the first two weeks of March 2011 - a five per cent decrease compared to the first two weeks of March 2010. The number of new listings also dipped - down by 15 per cent compared to the same period last year.

"A positive economic outlook for the Greater Toronto Area, including steady growth in jobs and incomes, has kept households confident in their ability to purchase and pay for a home over the long term," said Toronto Real Estate Board (TREB) President Bill Johnston.

The average price for transactions during the first 14 days of March was $460,196, representing a 4.6 per cent increase compared to the first two weeks of March 2010.

"Market conditions are tighter compared to this time last year, resulting in more competition between buyers and sustained upward pressure on the average selling price. The annual rate of price growth is expected to range between three and five per cent in 2011," said Jason Mercer, TREB's Senior Manager of Market Analysis.

Latest Economic News from TD Canada Trust

Data Release: Tax Cuts Boost Personal Income in January, But Spending
Disappoints

* Personal income bettered market expectations in January jumping 1.0%,
driven largely by payroll tax cuts.

Personal disposable income (PDI) was up 0.7% on the month; however, were it
not for the impact of the tax

changes PDI growth would have been up only a scant 0.1%, after a 0.4% gain
in December.

* Personal consumption expenditures disappointed markets, posting only a
0.2% increase in January. That muted

spending growth pushed the savings rate up a few ticks to 5.8%. The savings
rate had averaged 5.4% in the fourth

quarter of last year.

* Spending was even softer in real terms, down 0.1% on the month - the first
contraction since last April. That

reflected real declines in nondurables (-0.2%) and services (-0.1%), with
spending on durables managing to

register a 0.3% gain.

* Inflation as measured by the personal consumption deflator rose to 1.2%
unchanged from December, while core

PCE inflation (ex food & energy) is running at a 0.8% pace year-on-year, the
same reading for four months now.

Key Implications

* Today's disappointing showing for real consumer spending means that we
will likely have to revise down our target

for first quarter consumer spending. We see consumer spending posting a
closer to 2.5% pace in Q1, down from

our previous expectations of 2.9%. And in turn will likely result in
slightly lower real GDP growth than we had been

expecting for Q1.

* That said, the US saw some pretty significant storms in January, and we
could see a comeback in the months

ahead, particularly given the healthy headline income gain, although not
soon enough to save real spending in Q1.

* January's poor spending performance also stands in stark contrast to the
more positive mood consumers have

been reporting in recent confidence surveys, suggesting that the healthy
income gains should lead to decent

consumer spending growth in 2011. Friday's payrolls reading for February
will be eagerly awaited to see if jobs

growth will pick up to further underpin sustained spending growth ahead.

CREA Boosts Annual Resale Housing Forecast

OTTAWA - February 8, 2011 - The Canadian Real Estate Association (CREA) has

revised its 2011 forecast for home sales activity via the Multiple Listing
Service(r) (MLS(r))

Systems of Canadian real estate Boards and Associations, and extended it to
2012.

Sales in the second half of 2010 rebounded faster than CREA had previously
expected.

"The hand-off going into 2011, together with the highs and lows for sales
activity posted

in 2010, provided guidance for CREA's revised forecast," said Gregory Klump,
CREA

Chief Economist.

"Home buyers recognize that low mortgage interest rates represent a once in
a lifetime

opportunity. At the same time, they expect that rates will rise, so they're
doing their

homework in order to understand what it could mean in terms of higher
mortgage

payments down the road before they make an offer," said Georges Pahud, CREA

President. "The housing market and buyer psychology is different now than it
was at the

beginning of last year, so buyers and sellers would do well to consult their
REALTOR(r)

to understand local market trends."

The upward revision to CREA's forecast for 2011 reflects recent improvements
in the

consensus economic outlook and a further expected improvement in consumer

confidence. National sales activity is now expected to reach 439,900 units
in 2011,

representing an annual decline of 1.6 per cent. In 2012, CREA forecasts that
national

sales activity will rebound by three per cent to 453,300 units, which is
roughly on par

with the ten year average.

"Recent additional changes to mortgage regulations will further ensure that
buyers don't

buy more home than they can afford when interest rates inevitably rise,"
said Klump.

"The announcement of the new changes to mortgage regulations will likely
bring forward

some sales into the first quarter that would have otherwise occurred later
in the year,

particularly in some of Canada's more expensive housing markets. This is
expected to

produce a milder version of the volatility in sales activity that we saw
last year which

resulted from additional transitory factors."

Three transitory factors contributed to volatility in sales activity last
year: changes in

mortgage regulations announced last February, the early withdrawal by the
Bank of

Canada of its conditional commitment to keep interest rates on hold until
the second half

of 2010, and the introduction of the HST in BC and Ontario during the summer
of 2010.

CREA expects that home sales activity will gain traction after dipping in
the second

quarter as the economic recovery and job growth continue, incomes grow, and

consumer confidence further improves. "Even though mortgage interest rates
are

expected to rise later this year, they will still be within short reach of
current levels and

remain supportive for housing market activity. Strengthening economic
fundamentals will

keep the housing market in balance, which will keep home prices stable,"
said Klump.

The national average home price is forecast to rise 1.3 per cent in 2011 and
2012, to

$343,300 and $347,900 respectively. Average price is expected to rise
modestly in most

provinces, reflecting the continuation of a healthy balance between supply
of, and

demand for, homes listed for sale. Although the supply of new listings is
expected to

trend higher, the expected continuation of sellers' market conditions in
Manitoba is

forecast to result in a bigger percentage increase in average price in 2011
and 2012

compared to other provinces.
