GTA Real Estate Sales volumes down between 7 and 15% for monthly figures for November 2012
This is the latest report from the Toronto Real Estate Board on monthly sales figures from November.

GTA REALTORS® RELEASE MONTHLY RESALE HOUSING FIGURES
“Sales have decreased in the second half of this year compared to 2011, especially since the onset of stricter mortgage lending guidelines at the beginning of July. The prospect of higher monthly mortgage payments due to the reduced maximum amortization period has prompted some households to delay their home purchase,” said Toronto Real Estate Board (TREB) President Ann Hannah.
The average selling price for October transactions was $503,479 – up 6.2 per cent compared to October 2011. The MLS® Home Price Index composite benchmark price, which allows for an apples-to-apples comparison in terms of home attributes, was up by 5.1 per cent.
“We continue to see price increases well above the rate of inflation. Active listings have remained low from a historic perspective, so substantial competition between buyers still exists, especially for low-rise homes,” said Jason Mercer, TREB’s Senior Manager of Market Analysis.
“It should be noted, however, that the annual rate of price increase has been edging lower over the past few months as the market has gradually become better supplied,” continued Mercer.

Question about GTA market following the drop in Vancouver's real estate marketplace
She asked:
Thanks Mark for the statistics. My concern is although the price rise, sales volume drop by 21%. Does this signal that indicate GTA follow Vancouver style?
Media guys says Vancouver also showed high price increase st year with significant drop in sales volume and eventually ended up in falling prices.
and I responded: Yes, I understand your concern. Many feel that this may spill over to the GTA marketplace. Nobody can predict the future. Our GTA marketplace has slowed slightly over the past few months but it's too early to tell if this is a seasonal slowdown or the beginning of an overall slowdown. Our prices have not skyrocketed at the same pace as Vancouver over the past 5 or 10 years, so personally, I don't think our market will drop as it has in Vancouver.

Thanks Mark for the clarification. I agree no one can predict the future with 100% certainty.
I too believe sales drop may be seasonal based on the sales trends
2010 -1st half sales were up but 2nd half sales were down.
2011 1st 4 month sales were down but 2nd half was up
2012 First half sales were up but the 2nd half were slow.

Yes, your analysis and observations are correct, but, as the Royal Bank always tells me when I read about their mutual funds performance, they say, "past results are no indication of future performance" so we must always exercise caution..... and this is the unsolicited advice I offer you today, 'exercise caution" in our real estate market over the next few months...... Tight Market Pushes the Average Price above $500K TORONTO

Greater Toronto REALTORS(r) reported 7,032 sales in February 2012 - up 16 per cent compared to February 2011.
New listings were also up over the same period, but by a lesser 11 per cent to 12,684. It is important to note that 2012 is a leap year, with one more day in February.
Over the first 28 days of February, sales and new listings were up by ten per cent and six per cent respectively. "With slightly more than two months of inventory in the Toronto Real Estate Board (TREB) market area, on average, it is not surprising that competition between buyers has exerted very strong upward pressure on the average selling price.
Price growth will continue to be very strong until the market becomes better supplied," said Toronto Real Estate Board President Richard Silver. "It is
important to note that both buyers and sellers are aware of current market conditions.
This is evidenced by the fact that homes sold, on average, for 99 per cent of the asking price in February," continued Silver.
The average selling price in the TREB market area was $502,508 in February - up 11 per cent compared to February 2011.
The Composite MLS(r) Home Price Index for TREB, which provides a less volatile measure of price growth compared to the average price, was up by 7.3 per cent compared February 2011.
"If tight market conditions continue to result in higher than expected price growth as we move into the spring, expectations for 2012 as a whole will have to be revised upwards," said Jason Mercer, TREB's Senior Manager of Market Analysis.
"While price growth remains strong, the average selling price remains affordable from a mortgage lending perspective for a household earning the average income in the GTA."

Lunacy - Is the Real Estate market heated up in Mississauga?
Daniel's is opening their phase 3 stacked townhome complex at Winston Churchill and Eglinton. I've been told that people began lining up on Monday April 18th for a chance to purchase one of these new townhomes.
There are many similar type stacked townhomes currently on the resale market, but these are for brand new units.
These units don't go on sale until Saturday morning May 5th, so people will be standing in line almost 3 weeks and will begin living in a tent for about 2 weeks starting April 25th for the opportunity to buy a townhouse - lunacy!
Or maybe I'm wrong and standing in line for 2 to 3 weeks is the norm.

cooling in the real estate market and expect real estate growth to be
moderate, at best!

Data Release: Canadian Real GDP surprises on the upside in November
* Canadian real GDP rose 0.4% in November, almost double the pace markets were expecting, and the strongest growth rate in almost nine months. The headline number likely masked underlying trends, as plant reopening in the mining and oil and gas (+1.3%) industry bolstered real GDP growth, while restructuring in the auto industry (-15.6%) weighed heavily on growth in the month. Looking beyond temporary factors, on a year-over-year basis, real GDP growth cooled to 3.0%, from 3.4% in the prior month, continuing a 9-month moderating trend.
* Outside of temporary factors, signs of strength emanated from the service sector (+0.5%), with strong gains in retail trade (+1.4%), and finance insurance, and real estate (0.6%). Both have come roaring back, following a 9-month breather following the robust strength seen in late 2009, and early 2010. The gains in finance, insurance and real estate can likely be linked to the renewed strength in the existing home market experienced in late 2010. Gains in other services were much more muted in the month.
* Excluding the temporary drop in motor vehicle production, the goods producing sector weighed heavily on growth in the month. Construction (-0.4%) fell for a second consecutive month, driven by weakness in new home building. Manufacturing excluding auto production (-0.2%) was lackluster in the month. Manufacturing output has fallen in four of the last five months, as this sector struggles to pull its way out of the rubble caused by the 2008/2009 recession.
Key Implications
* November's gain puts real GDP growth on track for 2.3% in the fourth quarter of 2010, in line with our and the Bank of Canada's expectations. This underscores our view that the drop in real GDP growth to 1.0% was temporary, and the Canadian economy should continue at a slightly faster, but still gradual pace over the next year.
* We anticipate that the strength in the service sector may be short-lived. The service sectors continued to benefit from strong domestic demand, and extremely low interest rates, led by the Canadian existing housing market. Since, we have seen signs of cooling on that front, and going forward we expect housing activity to be moderate at best. In addition, the most recent changes to mortgage insurance rules should work to dampen demand in the existing home market. A cooling housing market, coupled with high household debt levels is likely to slow growth in the service sector and construction output through 2011.
* Meanwhile, the goods sector should continue to benefit from strong global demand for Canadian resources, such oil and gas. But excluding the resource sector, manufacturing will continue to face significant challenges, particularly in the wake of a strong Canadian dollar, and increased competition from low-cost global players.

So if the market does not crash how are people going to pay for homes ?
Should the prices keep rising..... Already most are paying 60% of there income towards their home, how can this continue?

Thanks for your comments.
People have been saying "How are people going to pay for homes ?" since the mid 80's There are always people who can afford more expensive homes. As long as the economy stays healthy and people are employed, then real estate will continue to get more expensive over time.
60% house payments/income is too high. That's house poor. People have to realize this is too high and puts too much pressure on their lives. They have to settle for less, move out from the expensive core area and commute.
